Small scale home builders for your project

When building a home, the benefits to large builders are well documented.  Larger builders have “deep pockets”.  They can exploit the economy of scale, turn it into a supply-chain effect and get discounts on materials (ideally, these savings go along with the buyer).

  Identifying these things without highlighting the benefits of working with small builders - also known as custom home builders - is giving them short shrift.  There are many good reasons to build your home a custom builder rather than a volume builder.  The following are the five largest.

  1. Custom home builders can build your new home wherever you want

  Custom builders usually only work on one project at a time.  As a result, they are not afraid to consider options such as Urban Infill Lots, which allows you to make more choices on where you want to build.

  In contrast, larger builders are considered larger.  This means they do not think in terms of houses but in terms of consequences.  To build development, large builders must identify and acquire large tracts of land.  Your home location is limited to these.  These routes are rarely available near urban centers, which means that if you do not want a long journey, a large builder may not be your best choice.

  2. You are a person and you want your house to be the same

  As a rule, you can expect almost complete customization from a small builder.  To get started, the custom builder works with a wide range of design options, often built in one place.  It allows you to choose the details of your new home.  In addition, by definition, a small builder has fewer employees, which means he is always on site.  You have enough opportunity to change things you don’t like.  Your builder is also likely to accommodate you in such areas, as he is likely to live in the place where he works and his professional reputation will not depend on your satisfaction.

  Volume builders build homes based on a more limited library of housing plans.  They buy a lot of materials and pre-determine the design elements of your home.  You can "customize" your home with options for your appliances, countertops, etc., but builders are on a very strict schedule and are not necessarily inclined to make all the small changes you want to see.  If you are building in a niche, perhaps on a hill or in a narrow space, the big developers will not share your vision.

  You may have specifically purchased that property on the hill with the intention of placing your house on top of it, but your volume builder may not agree, preferring to dig up the hill and create a flat block to build one of their pre-created designs.

  3. Smaller builders have more knowledge

  A small, local builder will have the opportunity to build on similar terrain.  Once built in your area, a custom local builder will be able to tell you confidently, for example, that the rock in your area is near the surface of the earth, excavation is unlikely.  This kind of foreknowledge will save you money on on-site expenses.

  In some cases, volume builders move between projects across the state or country, never learning the nuances of the local landscape.

  4. Custom builds are often of high quality

  One way that large builders can keep their prices very low is to have parts of houses built in a factory, and then bring them to the site, which can adversely affect both quality and materials.

  Positive home builders are less likely (or able) to participate in this practice, resulting in a better home being built.

  5. Small builders know how much house you need

  The volume builder can build you a "measurement" relatively cheaply, but in the future, you will be left with the costs of heating, cooling and fitting (not to mention the burden of cleaning it).  The builder who lives in your area will be more familiar with local fuel costs and other issues and, again, will have a professional interest in your satisfaction.

  In conclusion, large builders have the benefits of working quickly.  They can offer large homes for small prices, but it comes with the cost of personalization, which has led you to build rather than buy a home in the first place.

  A custom builder is the best way to make sure you are buying your dream home - and not the developers.
